Assumptions used (as at August 2026)
  • Standard amortising loan with equal monthly instalments; rate held constant for the whole tenure. Real packages reprice after the lock-in period.
  • The 4% stress-test figure shows the instalment banks must size your loan against under MAS TDSR rules (3% for HDB concessionary loans). It is a sizing floor, not a prediction of rates.
  • 75% is the maximum LTV for a first bank housing loan with tenure within limits (30 years private, 25 years HDB) ending by age 65. Second and subsequent loans have lower limits.
  • Minimum 5% of the price in cash for a 75% loan; the rest of the downpayment can come from CPF OA, subject to CPF usage limits not modelled here.
  • Buyer's Stamp Duty at current IRAS residential rates (1% to 6% in tiers). ABSD is NOT included; it applies from your second residential property and for non-citizens.
  • Excludes legal fees, valuation fees, insurance, and property tax.
