This estimate applies the actual MAS lending rules: TDSR at 55%, MSR at 30% for HDB flats and ECs, the regulatory stress-test interest rate, and a 75% loan-to-value limit. Every assumption is listed below the result.

Assumptions used (as at August 2026)
  • TDSR: total monthly debt repayments capped at 55% of gross monthly income (MAS).
  • MSR: for HDB flats and ECs, the home loan repayment alone is additionally capped at 30% of gross monthly income (MAS).
  • Stress-test interest rate: the loan is sized at the higher of your entered rate or the regulatory floor of 4% p.a. for bank loans (3% p.a. for HDB concessionary loans), per MAS / HDB rules. The "at your rate" row shows the repayment at the rate you entered.
  • With two buyers, the tenure cap uses the income-weighted average age of the borrowers, which is how banks assess joint applications.
  • Loan-to-value: 75% for a first housing loan with no other outstanding home loans. Second and third loans, longer tenures, or loans extending past age 65 have lower limits (45% / 35%, or 55% and below) and are not modelled here.
  • Tenure capped for the 75% LTV limit to apply: 30 years for private property, 25 years for HDB flats and ECs, and the loan ends by age 65. Longer tenures are possible at a lower LTV and are not modelled here.
  • Minimum 5% of the price must be paid in cash; the rest of the 25% downpayment can come from CPF OA, subject to CPF usage limits not modelled here.
  • Buyer's Stamp Duty at current IRAS residential rates (1% to 6% in tiers, top tier above S$3M). ABSD is NOT included; it applies from your second residential property (20% for citizens) and for non-citizens.
  • First-time buyer of a single property assumed; no ABSD, no resale levy, no grants modelled.
